Hospitality consultancy firm Roya advised its client Hasabi Real Estate on the agreement with AccorHotels, which will see the addition of 700 rooms near the Dubai Airport.

Roya was engaged by Hasabi Real Estate to provide hospitality advisory services during the conceptualisation and design stages up to and inclusive of the tendering of the mixed-use development.

Located in the Garhoud area near the Dubai International airport, the complex consists of a 350 key four-star hotel, and a 350 key three-star hotel - to be operated as a Majlis Grand Mercure and Ibis Styles respectively.

Speaking on behalf of Hasabi Real Estate, H.E. Saeed bin Ahmed Al Otaiba said: “We are delighted to be partnering with Accor Hotels as our operator and signed the agreement with them during this blessed month of Rabea Awwal.

"Ròya played a key role in the process and provided us with sound advice on the concept, efficient schematic and detailed design while simultaneously managing the hotel operator selection and negotiation process."

Ròya group CEO Ahmed Ramdan said of the decision to not recommend a five-star property: “Each property has specific factors and a unique offering that has to suit the market. Looking at the location and the footprint of the area as well as probable future developments, we felt that the best fit and potential return on investment for the owner indicated choosing the four- and three-star hotel category with a balanced blend of business and leisure tourism.”

Ròya’s role for Hasabi Real Estate in the operator selection was instrumental in leading the operator negotiations and facilitating the overall process to secure a favourable memorandum of understanding/hotel management agreement and related auxiliary agreements which were signed this month.

Majlis Grand Mercure Hotel & Residences Al Garhoud will offer 250 upscale hotel rooms and 100 upscale serviced apartments.

The property will also include an all-day dining restaurant, a speciality cuisine restaurant, a lounge and a lobby café, in addition to a number of meeting rooms. Guests will also be able to enjoy the hotel’s swimming pool and health club and spa. At the adjoining ibis Styles Al Garhoud, there will feature an all-day dining restaurant, a lobby café, and meeting facilities.
